What will SBA charge on your loan?

It starts with a $500,000 loan. Replace it with yours. Everything is worked out in your browser, with SBA's fees for loans approved from October 1, 2026 to September 30, 2027.

The loan

What you'd borrow, before the fee. SBA 7(a) loans go up to $5,000,000.

Who pays no fee

The food supply chain means farming, fishing, food wholesale, grocery stores, or refrigerated trucking and storage. Rural means a county the Census Bureau counts as at least 30% rural. SBA waives the fee for these businesses on loans up to $700,000.

SBA charges these businesses no fee on SBA Express loans, which go up to $500,000. SBA guarantees 50% of an Express loan.

How SBA's guaranty fee works

A share of the part SBA guarantees, by loan size.

SBA guarantees part of each 7(a) loan, so the lender is repaid that part if the loan goes bad. For that, it charges an upfront guaranty fee. The lender pays it to SBA and passes it on to you, either at closing or added to the loan.

Loan sizeSBA guaranteesUpfront fee
Up to $150,00085%2% of the guaranteed part
$150,001 to $700,00075%3% of the guaranteed part
Over $700,00075%, at most $3,750,0003.5% of the guaranteed part up to $1,000,000, and 3.75% of the guaranteed part above it

For 7(a) loans approved from October 1, 2026 to September 30, 2027 (SBA Information Notice 5000-881797). SBA sets new fees each October. 7(a) loans go up to $5,000,000.

The fee steps up at each line

The rate applies to the whole guaranteed part, not only the dollars over a line, so a loan just over one pays noticeably more. A $150,000 loan pays $2,550, and a $160,000 loan pays $3,600. A $700,000 loan pays $15,750, and a $710,000 loan pays $18,638. The calculator points it out when your loan is just over a line.

Adding the fee to the loan

You can pay the fee at closing or add it to the loan. Added to the loan, it's figured on the larger loan, fee included: on a $500,000 loan, the fee becomes $11,509 and the loan $511,509. You then pay interest on it over the loan's term, but keep the cash for your down payment or working capital.

Who pays no fee

  • Manufacturers, businesses in the food supply chain (farming, fishing, food wholesale, grocery stores, or refrigerated trucking and storage) and businesses in rural areas pay no guaranty fee on 7(a) loans up to $700,000, or on 504 loans. Rural means a county the Census Bureau counts as at least 30% rural.
  • Businesses owned and controlled by a veteran or a veteran's spouse pay no fee on SBA Express loans, which go up to $500,000.

Your lender confirms whether your business qualifies.

SBA 504 fees

On a 504, most of SBA's fees are built into the CDC loan.

A 504 loan has two parts: a bank loan for about half of the project, and a loan from a Certified Development Company (CDC) for most of the rest. The CDC loan's fees are added to it, so you don't pay them at closing:

  • SBA's guaranty fee of 0.5% and funding fee of 0.25%, on the CDC's share of the project.
  • The CDC's processing fee of 1.5%, and a closing and legal fee the CDC sets, commonly up to about $2,500.
  • 0.4% of the CDC loan to sell it to investors, and the loan is rounded up to the next $1,000.

SBA also charges the bank 0.5% of its loan, which is usually passed on to you at closing. The SBA 504 calculator works out each fee with the split, the payments and the cash you'd need.

Other closing costs

SBA's fee isn't the only cost at closing.

The lender and others add their own. These are typical amounts the full check starts from, and you can change each one there:

  • The bank's attorney: about $1,500.
  • A packaging fee on an SBA 7(a), when the lender or a packager charges one: about $2,500.
  • For real estate, an appraisal (about $3,500), an environmental report (about $2,500), and title insurance and recording (about 0.5% of the loan).

Each lender sets its own, so ask yours for a list before you apply.
