For advisors CPAs, bookkeepers, brokers and business advisors
Send your clients to the bank with their numbers already checked.
When a client is about to apply for a business loan, LoanPrep reads their returns the way a commercial lender does. They see whether the cash flow covers the payments, what a lender will ask, and what to fix, before they apply.
- No credit check
- Private numbers blacked out
- Built on SBA rules
You're close. Clear up a few things before you apply.
Your balance sheet is out of date. Can you send current statements?
What your client gets
A lender's read of the numbers, in plain words.
A readiness grade
Ready, Close or Not yet, with the reasons behind it, tested against SBA's 1.15x minimum or the 1.25x most lenders want on a conventional loan.
Two years of global cash flow
The business and every owner with 20% or more, tested together the way lenders do: the business's results with interest, depreciation and officer pay added back, then each owner's income after taxes and living expenses.
Coverage after maintenance and repairs
The payments tested again after setting money aside each year for maintenance and repairs (MCAPEX), estimated from two years of depreciation.
The questions a lender will ask
Drawn from the client's own numbers, so the answers are ready before the application goes in.
Figures you can tie out
Each cash flow figure says whether it was read from a file, typed in, worked out or estimated, with the form and line it came from, such as Form 1120-S, line 22.
A package for the lender
The loan request, ownership, debt schedule and cash flow summary, laid out the way lenders read them, ready to save as a PDF.

Where you come in
The lender's questions usually land on your desk.
When something in the returns needs explaining, a lender often asks the client's CPA or bookkeeper. The check raises questions like these when the numbers call for them, so you can answer them on your schedule instead of the lender's.
- What's in Other assets on the balance sheet, and Other income on the return?
- What are the terms of the loans to or from shareholders, and is there a written agreement?
- Why was depreciation so much higher in one year?
- Why doesn't the balance sheet balance, or why is Schedule L blank?
- Why did the ownership change between the two returns?
- Why were distributions larger than the year's earnings?
If the client's latest tax year ended a while ago, the check also asks for a profit and loss and balance sheet dated within 90 days, which lenders want. If the latest return isn't filed yet, that year can come from the profit and loss, and the check grades it Close at best until the return is filed.
How to send a client
Three steps, and your client does the typing.
- 1
Send the link
Point your client to loanprep.app. The sample report shows what they'll get.
- 2
They add their numbers
They upload two years of business and personal returns, or type in just the lines needed, with help finding each one on the form. Private details like Social Security numbers and EINs are blacked out.
- 3
They share the results
They can save the report and the lender package as PDFs and send them to you before they go to the bank.
Lender package included with Premium
There's no advisor account yet. Your client runs the check and decides what to share with you. Plus is $99, with one re-check after you make changes. Premium is $149, with three re-checks within 30 days, a lender package, filled-in SBA forms and a letter to your lender.
What it doesn't do
An estimate built on public rules, not an approval.
LoanPrep isn't a lender and isn't financial advice. It doesn't check credit, appraise collateral, or know a particular lender's own policy, and only a lender can approve a loan. Its grade comes from SBA's published rules and common lender minimums, not from any bank's credit policy.
