Run the full checkWhat's in the closing costs
Most of the cost comes from real estate and SBA's fees.
A loan for equipment or working capital has few closing costs: the bank's attorney and a loan fee. A loan that buys a building adds an appraisal, an environmental report and title insurance. An SBA loan adds SBA's fees.
| Cost | Typical amount | On which loans |
|---|---|---|
| Appraisal | About $3,500 | Loans that buy or are secured by real estate |
| Environmental report | About $2,500 | Loans that buy or are secured by real estate |
| Title insurance and recording | About 0.5% of the loan | Loans that buy or are secured by real estate |
| The bank's attorney | About $1,500 | Most business loans |
| Bank loan fee | About 0.5% of the loan | Conventional loans and the bank loan in a 504 |
| Packaging fee | About $2,500 | SBA 7(a) loans, when the lender or a packager charges one |
| SBA guaranty fee | 2% to 3.75% of the part SBA guarantees | SBA 7(a) loans, unless SBA waives it |
| SBA's fee on the bank loan | 0.5% of the bank loan | SBA 504 loans |
| SBA's and the CDC's fees | 2.25% of the CDC's share, a closing fee, and 0.4% to sell the CDC loan | SBA 504 loans, built into the CDC loan |
Typical amounts the full check starts from, which you can change there too. Each lender sets its own. SBA's fees are SBA's published schedule for fiscal year 2027.
SBA's fees
On a 7(a), SBA's guaranty fee is usually the largest cost: $11,250 on a $500,000 loan. Manufacturers, businesses in the food supply chain and businesses in rural areas pay none on loans up to $700,000. The SBA fee calculator shows how the fee steps up with the loan.
On a 504, the CDC builds SBA's and its own fees into the CDC loan, so you don't pay them at closing. On a $1,000,000 building, they add $13,000 to the CDC loan, and the bank's closing costs, SBA's 0.5% fee on the bank loan included, come to $15,000. The SBA 504 calculator adds the payments.
Paying them
Pay at closing, or add them to the loan.
Adding the closing costs to the loan keeps your cash for the down payment and working capital, but you pay interest on them for the life of the loan, and the payments the business has to cover go up.
On an SBA 7(a), SBA figures its fee on the whole loan, costs included. On a $500,000 loan, the closing costs come to $15,250 paid at closing. Added to the loan, they come to $15,601, $351 more, and the loan becomes $515,601.
On a conventional loan that buys a building, lenders usually lend up to 80% of the price. Adding the costs would take the loan past that, so ask your lender whether it allows it.
Cash to bring to closing
On the day the loan closes, you pay the down payment and any closing costs you didn't add to the loan. Lenders also look at the cash you'd have left afterward, so plan on having more than the cash to close.
